Foreclosures/Short Sales- Do you qualify to sell your home as a short sale and how do you buy a short sale or foreclosure? Let’s start with selling your home. First off you must be in default, meaning you have already missed a mortgage payment or you think in the near future you will miss a payment. This can be due to divorce, adjustable interest rates, loss of job, or decrese in income. You bank in most cases will not work with you until you have missed a payment.  Your home must be For Sale by a licensed Realtor. A Short Sale package must be submitted that includes the listing agreement, the MLS printout, your W-2’s, bank statements, paystubs, a hardship letter, a purchase and sale contract, and the HUD  which tells the bank how much they will net.Please be aware that Home Owners Associations wil put a lien on the house if you fail to make those payments. The full balance will have to be paid in order to sell your home.  If you are a buyer and wish to make an offer on a short sale or Foreclosure there are some things you need to know. With a short sale you will wait. After you submit the offer, the listing agent submits the package, it is assigned a proccessor, then an appraisal or BPO is ordered, the report goes in before a value review board to determine if the contract price is acceptable . This whole process on anverage can be anywhere from 30-90 days. Every bank is different and due to the increasing number of short sales this can delay the process. Then once the bank accepts you can close as quickly as you want to. When putting in an offer on a foreclosure, the process is different. The home is already priced so far below market value, it is a good deal. Check to see if there is multiple offers. If not, you can get away with putting in an offer for less. If there are, don’t be surprised if your agent tells you to bid higher than the asking price. It’s still worth it. Mandarin- Living in Mandarin will expose you many trees, shopping a restaurants. Great for Military because you will be driving opposite traffic on the interstate to NAS JAX.  Well known streets include San Jose Blvd, Old St Augustine, Hood, Loretto, Greenland, Scott Mill and Mandarin Rd. Some subdivisions include Arbor Glade, Bartram Park, Bartram Springs, Greenland Chase, Clearwater Oaks, Marbon Point, and Julington Forest. Some of these include new construction for single family and townhomes.

Southside/Intracoastal- Home to many gated and golf communities.  In this area you’ll be near the St John’s Town Center, 10-15 minutes from Atlantic and Jacksonville Beaches and all the restaurants and night life, and UNF. Some communities include Deercreek, East Hampton, Highland Glen, Southchase, Reedy Branch, Timberland Parc, Hampton Glen, Jacksonville Golf & Country Club, Glen Kernan, Queens Harbor and Pablo Creek Reserve.

St John’s County- One of the fastest growing counties.  “A” rated schools, close to interstates, restaurants and retail. Around 210 you have St John’s Forest, South Hampton, St  John’t Golf and CC, Cimarrone Golf  and CC,  and John’s Creek. Over by Race Track Rd you have Julington Creek Plantation, Aberdeen, and Durbin Crossing. These communities include new constuction homes by builders such as Cordele, Toll Brothers, Beazer, DR Horton, Mercedes Homes, and Ryland Homes.

Orange Park/Fleming Island- Malls, Oakleaf Towncenter, NAS JAX, Cecil Field, airshows, and close to Green Cove Springs. Communities include  Argyle, Oakleaf Plantation, Eagle Landing, Harbor Island, Pace Island, Fleming Island Plantation, Doctor’s Lake, Paradise Moorings, and Eagle Harbor.
